Happy Families, Thank to ‘Smart’ Technology

FAMILY harmony isn’t always easy to maintain, but with the latest in ‘smart’ home technology you can at least ensure everyone is in tune when it comes to their choice of music.
A high tech multi-room audio system is fitted as standard in all 19 executive homes at Glenrose Developments’ Rydale Park in Ryhope, Sunderland.
The four and five-bedroom homes are fitted with a discreet in-ceiling speaker and sensor system which picks up on wireless remote controllers and wall-mounted control panels which connect to the music system, radio and iPod docking station stored in a discreet cupboard.
The technology, from Gateshead-based supplier E-Life, allows every member of the family to choose their own music, or you can distribute the same sound through as many rooms as you choose. Read the rest of this entry »

New homes echo Sunderland’s proud industrial Heritage

AWARD-WINNING developer Glenrose is bringing a taste of Wearside’s proud engineering heritage to a landmark new housing development by naming the homes there after prominent names in history.

The 19 executive properties at Rydale Park in Sunderland are named after Victorian engineers and historic icons honoured at the Ryhope Engines Museum nearby.
The four-bedroom Hawthorn is named after R&W Hawthorn, builder of the beam engines at the Museum on the site of the Grade II*-listed former Ryhope Pumping Station, which was built in the mid-1800s to supply water to the Sunderland area. The five-bedroom Hawksley is named after Thomas Hawksley, the engineer who designed the station and many like it throughout the country. Read the rest of this entry »

New apartments boast ‘Demon’ interiors

NDERLAND’S newest boutique city apartments are creating a stir following the launch of a new pop art-themed show home designed by award-winning designer Demon Interiors.
The new show home at the Rokerlea development, Fulwell, Sunderland, is the first collaboration between Wearside-based Glenrose Developments and Sunderland-based Demon Interiors, whose owner, Rachel Taylor, has mixed clean, contemporary design with flashes of glamour to create fresh interiors with a pop art vibe.
The design embodies the contemporary feel of the 35 one and two-bedroom apartments at Rokerlea, which feature spacious, modern living spaces with open-plan kitchen and living areas, contemporary bath and shower rooms, French doors and Juliet balconies to some properties and high spec kitchens with integrated appliances.
Priced from just £99,995 and offering spacious accommodation of up to 790sq ft, the apartments’ fully fitted kitchens include oven, hob, fridge freeze and washer/dryer, together with audio entry system and individual intruder alarm.
Rokerlea is also within walking distance of Sunderland city centre, Roker’s beach and parks, St Peter’s campus, the National Glass Centre, Sunderland Aquatic Centre and the Stadium of Light. There is also a Metro nearby and the properties, which are due to be completed mid to late-June, have investment potential.
Situated between Fulwell Road and Gladstone Street, the Rokerlea show home has just been completed by Rachel Taylor of Demon Interiors.
“We’ve used bright and colourful interior design throughout with pop art colours in turquoise, lime, yellow and cerise pink,” said Rachel. “White, high-gloss furniture complements the gloss kitchen, giving the open-plan lounge a light, modern feel.
“Contemporary white gloss mirrors and bespoke artwork act as a feature wall against a turquoise background and feature panel blinds are used instead of curtains in the lounge for a polished, modern look and as an excellent facilitator of lighting control. A custom-made curved sofa and cushions with feature ‘pebble’ coffee table take centre stage in the lounge.”
Rachel has also used designer wallpaper featuring an over-sized flower design throughout the hallway, which also benefits from a spacious storage cupboard complete with internal shelving.
In the master bedroom, solid oak and white furniture is used against a turquoise damask wall covering and crystal light pendant and the gold velvet headboards feature crystal studs. Cerise pink is used as an accent colour to keep the flow of colour throughout the property and the master bedroom also features an en-suite bathroom.
In the second bedroom, a bright, funky look is achieved with the bed and custom-built headboard in bright pink with yellow buttons. The throw was specially designed and accessories give the room a real wow factor. The second bedroom also has a fitted wardrobe system and contemporary glass desk unit.
“It’s been fantastic working with Glenrose at Rokerlea,” added Rachel. “The bright, modern interiors are great for potential buyers at all life stages and the development is perfectly situated to enjoy all that Sunderland has to offer.”
Demon Interiors designed the winner of the Best Showhome Award in the last Journal Homemaker awards and the winners of the Best Luxury/Executive Home and the Best Starter Home runner up in the Northeast Press Property Awards.
Award-winning Glenrose Developments, which is based on the north bank of the River Wear, has been responsible for a varied portfolio of developments, though the company retains a strong preference for smaller self-contained schemes like Rokerlea.
Glenrose also recently began work on its executive development of four and five-bedroom family homes priced £399,950- £454,950 at Rydale Park, Ryhope, Sunderland, and is marketing another five-bedroom detached show home at Hilltop Gardens, Tunstall at a guide price of just £295,000.
Glenrose’s Nile Street development of prestigious city centre apartments priced £92,950-£129,950 in Sunderland is also attracting much interest, while the launch of the new show home at Rokerlea has prompted increased attention from potential buyers in Fulwell.

Developer welcomes youngsters to new executive homes site

We heralded the start of building work at a flagship development of executive homes in Sunderland with a special visit for local schoolchildren.
Youngsters from nearby St Patrick’s RC Primary School in Ryhope officially launched Rydale Park, where work has just begun on 19 executive detached family properties by award-winning Sunderland-based developer Glenrose.
“This was an ideal opportunity to give local children an early introduction to the industry and the chance for young children who love Bob the Builder to see the expertise of real builders at work,” said Carol McDowell, sales manager at Glenrose Developments.
“Wouldn’t it be lovely if some of them were inspired by this visit and went on to become part of the next generation of architects or house builders? We’re a North East developer, and one day we’d like to welcome one of these youngsters to our growing team at one of our developments in the region.”
Situated just off Angram Drive on the east side of Ryhope Road (A1018), Rydale Park is an exclusive development of large detached homes with purchase prices expected to be between £399,950 and £454,950. A site show home is due to be completed later this year.
The development offers spacious four and five-bedroom detached homes, with two and three-storey properties in large plots boasting a generous 1,628sq ft to 2,116sq ft of floor space.
The properties meet high quality specifications and will include fully fitted integrated kitchens with granite worktops, sophisticated appliances, tiled floors and under-floor heating.
The bespoke interiors will also feature bathrooms with whirlpool baths and smart home technologies will be fitted throughout each property. Each exclusive home will also benefit from turfed gardens complete with garden shed and security alarms.
Rydale Park is designed as a cul-de-sac to ensure privacy and to restrict the flow of traffic and it has some of the most impressive views of the sea and the rugged coastline in this sought-after spot, just ten minutes’ drive from Sunderland city centre and a similar distance from Seaham to the south.
It has easy access to all major routes including the A19 and A1, and its proximity to Doxford International Business Park and Doxford Retail Park is also a major attraction.
The developer, award-winning Glenrose Developments, which is based on the north bank of the River Wear, has been responsible for a varied portfolio of developments, though the company retains a strong preference for smaller self-contained schemes like Rydale Park, where privacy and seclusion are particularly important to residents.
And as for the young visitors who visited the site, there was great excitement at seeing where the ‘real’ Bob, Scoop, Dizzy and friends get to work.
Six-year-old Callum Dobson, from Ryhope, said:  “It was good fun. I liked it there.”
The children learned about basic construction methods and were given a health and safety talk while they were there.

ECHO24, Commercial Unit 1A Now Let.

Congratulations are due to all parties involved in the successful letting of 4,000 sqft of commercial space to the Employment Services Group.

Within a matter of days of their appointment as national sales agent Knight Frank secured acceptable heads of terms with the client. Then the hard work began!! the tenant required the currently shell unit to be operational by 4th December 2009. Everybody involved performed as required and the client took possession on schedule. The completed unit consists of offices and training rooms together with ancillary kitchen and toilet facilities.

Commercial Unit 1B is still available for rent and comprises 2,500 sqft suitable for office, bar restaurant, leisure or retail uses. All enquiries should be directed to Simon Barrat of Knight Frank on 0191 221 2211

A Peace of mind with their new home purchase
